Although it may not seem important at the time, a detailed Entry Condition Report is vital to getting a bond refund when vacating.
When you take possession of your new rental property you will be provided with a copy of the report completed by the Property Manager. It is in both the tenant and owners best interest for this to be as detailed as possible and accompanied by photos and videos.
The tenant should carefully check any comments on the report to confirm the agreed condition of the property. If any discrepancies are found they can be detailed on the report. Additional photos can be provided.
Importantly, the Entry Condition Report must be returned within 3 days of the commencement of the lease for any additions or amendments to be valid.
