New Rental Application Forms Released Ahead of 1 May 2025 Law Changes

📅 Update – 7 April 2025

Please note that the RTA has temporarily withdrawn the standardised rental application forms and associated guidance as they undertake a review ahead of the 1 May implementation date. Stakeholder feedback has prompted further refinement of the documentation.

We will update this page with the latest links and resources as soon as revised materials are made available.

From 1 May 2025, further updates to Queensland’s rental legislation will come into effect — and one of the most significant changes for both tenants and property managers is the introduction of standardised rental application forms.

These new forms are part of the Residential Tenancies and Rooming Accommodation and Other Legislation Amendment Act 2024, designed to create a more consistent and transparent rental process across the state.

✅ What’s Changing?

As of 1 May 2025:

  • All applications for general tenancies and moveable dwellings must be submitted using a new standardised application form.

  • Prospective tenants must be offered at least two methods to submit their application — with at least one non-restrictive option (i.e., not online-only).

  • There are also new rules regarding the collection and handling of personal information in the application process.

📌 New Forms Now Available

Although these forms will be required from 1 May 2025, the Residential Tenancies Authority (RTA) has made them available for early use.

You can view and download the forms directly from the RTA:

  • Rental Application (Form 22) – General tenancies and moveable dwellings

  • Rental Application – Rooming Accommodation (Form R22)

Tenants who need to request permission for fixtures or structural changes to a rental property will also need to use a new form from 1 May:

  • Request for Approval to Attach Fixtures or Make Structural Changes (Form 23)

🏡 What This Means for Tenants

If you’re applying for a rental property with us — or elsewhere — you’ll start seeing these new forms used as standard. As always, our team is here to assist if you have any questions during the application process.
